Social housing RMI ventilation solutions

Titon provides ventilation solutions, technical guidance and project support for social housing RMI projects, helping housing associations, local authorities and contractors improve ventilation in existing properties and address changing regulatory requirements.

Our Approach

Meeting RMI challenges in social housing

At Titon, we provide ventilation solutions for social housing Repair, Maintenance and Improvement (RMI) projects, helping housing associations, local authorities and contractors improve ventilation in existing properties.

RMI projects can present different challenges to new-build developments, from working within existing building layouts and ventilation systems to addressing damp, mould, condensation and indoor air quality. Titon offers MVHR, MEV, dMEV and PIV solutions that can be specified according to the property, refurbishment requirements and ventilation strategy.

Our solutions are designed with energy efficiency, straightforward installation, minimal disruption and ongoing maintenance in mind. We also provide technical guidance and project support to help deliver effective ventilation upgrades and meet relevant regulatory requirements.

Associations & Local Authorities

Audience-Associations-white

We work with housing associations and local authorities to develop ventilation strategies for existing social housing and RMI programmes.

Our team can provide technical guidance, ventilation design support and product specification advice, helping identify appropriate solutions for different property types and refurbishment requirements.

From initial assessment through to installation and commissioning, we help project teams consider ventilation performance, damp and mould, energy efficiency, regulatory requirements, maintenance and resident needs.

Contractors

Audience-Contractors-white

We support contractors delivering social housing RMI and refurbishment projects with practical ventilation solutions, technical information and project support.

From product selection and ventilation design to installation and commissioning, our team helps contractors specify and install systems efficiently while considering access, available space, installation time, resident disruption and ongoing maintenance.

Our ventilation solutions are designed to provide practical, cost-effective options for working within the constraints of existing properties.

What is RMI in social housing?

RMI stands for Repair, Maintenance and Improvement. In social housing, RMI projects involve maintaining, repairing, upgrading or refurbishing existing homes rather than constructing new properties. Ventilation is an important part of RMI because refurbishment measures such as insulation, replacement windows and improved airtightness can change how a property manages moisture and indoor air quality.

Why is ventilation important in social housing refurbishment?

Effective ventilation helps remove moisture, pollutants and stale air from homes and can help reduce the conditions that contribute to condensation, damp and mould. During refurbishment, ventilation should be considered alongside insulation, airtightness, heating and other building improvements rather than treated as a standalone measure.

What ventilation systems are suitable for social housing RMI?

The appropriate ventilation system depends on the property, existing ventilation provision, building layout, available space, air permeability and the scope of the refurbishment. Solutions can include continuous mechanical extract ventilation (MEV), decentralised mechanical extract ventilation (dMEV), mechanical ventilation with heat recovery (MVHR), and positive input ventilation (PIV).

Can mechanical ventilation help with damp and mould in social housing?

Mechanical ventilation can help manage moisture by continuously removing moisture-laden air from areas such as kitchens, bathrooms and utility rooms. However, ventilation should form part of an assessment of the underlying cause of damp and mould rather than being treated as a universal solution.

Does Awaab’s Law make ventilation more important for social housing?

Yes. Awaab’s Law places requirements on social landlords to investigate and address significant damp and mould hazards within specified timeframes. Government guidance specifically recognises that where damp and mould results from inadequate ventilation, appropriate remedial action may include installing mechanical ventilation.

What should housing associations consider when upgrading ventilation?

Housing associations should consider the existing ventilation system, property type, dwelling size, moisture sources, available installation space, noise, energy use, maintenance requirements, resident disruption, commissioning and ongoing performance. The ventilation strategy should also be considered alongside the wider refurbishment works.

Can existing social housing properties be retrofitted with MVHR?

Yes, MVHR can be used in some refurbishment projects, but its suitability depends on the property and the feasibility of installing the required ductwork, terminals and equipment. A survey and ventilation design assessment should be undertaken before selecting a system.

What is the best ventilation system for a social housing retrofit?

There is no single ventilation system that is suitable for every social housing retrofit. The appropriate solution depends on the existing building, available space, ventilation requirements, refurbishment scope and project budget. Options can include MEV, dMEV, MVHR and PIV.
